I highly suggest that you attend local REI networking groups and meetups to connect with fellow real estate investors.

The ones I had didn't listen to tenants when showing or consider local employment/ties.

The reason being most lenders cannot do rural properties and you'd be limited to local conventional financing. 

If you are serious and are local please DM me- also I don’t need negativity of any kind I’m doing this with or without another person but feel I’ll launch much farther, much faster with a local person to share and commiserate with!

Another thing you can do is ask a local Property Manager what they expect it to do.
