My goal is to scale as quickly as possible by investing in future properties, so I like the idea of minimizing equity/ principal paydown in the property for the sake of liquidity.

If I don't rent it furnished, I'd have to liquidate the furniture for a big discount.  

Some are cool spaces (like a loft, tiny home, tree house, desert home, etc.).

It may not be cool to live with your mom, but financially it should be a great move for both of you (assuming ya'll get along).
