The RING meets the 2nd Tuesday of every month at 6:30 PM and the venue is usually at the Hyatt Place on Bluebonnet across from the Mall of LA.FYI, in order to make sure a BP user knows you mentioned them in a post, you can put @ in front of people's names when you begin to type them and then click on their name when it is suggested to you.

Again, I've no experience as far as this relates to RE investing, but I know they sure sell list of names, addresses, phone #'s and of course now emails for all sorts of legitimate reasons and targeted at a myriad of various groups, so I'd be shocked if they don't sell them related to real estate related matters.Another possibility is going to the county courthouse downtown and going to the computer room that the register of deeds has set up, where you can have free access to a system called Laredo which is normally a somewhat pricey (depending on what kind of #s you're talking about) subscription service with all sorts of info on deeds, liens (both public and private) etc and the people working there are usually quite helpful when a new person comes in with some questions.

Boundary and easement disputes are two off the top of my head.There's a neighborhood in Central Texas, in Georgetown, who just had a lawsuit filed by someone with, what appears to be a legitimate claim, to the land the neighborhood was developed on.

I recently looked at a student rooming house with more than a dozen rooms (which I did not expect when looking at the house from the street) most of which were <100ft^2 and consequently only demanded $325 - $375/room).When we bought our first student rooming house, I was of similar mindset to you and was going to covert it into a duplex, but when I looked at the local market and the house's clientele (International Students), setting the rents appropriately and continuing as a student rental became the obvious choice.One caution is to check zoning as the house may not be legitimately zoned as a rooming house.
