Help Me Create Plan for My Real Estate Future
I am looking into starting my legitimate real estate investing. I currently make about 3k per month, while that is going to go up as a I will start collecting real estate commissions soon. My goal is to create a passive cash-flow of 25k monthly through real estate investing. How can I best get started on this path? I currently run a property management company with over 125 units and I am roughly 2 weeks away from being a licensed real estate agent in Wisconsin.
Is it more worthwhile to chase the 15-20% returns that my clients are purchasing? Or should I be aiming for the steady 10-12% returns and building equity in those homes while letting tenants pay them down. Let me know how you people have done and which end of the spectrum you prefer. I am leaning more towards the steady cash flow with a bit more security.
