Pretty simple solution, you could get the docs done by Friday, start the permit process Friday afternoon and be on your way with what you want....The lender is secured, the owner is secured and closes in July, you get the money to build, is that what you need?

If you have a manager you will need to provide addtional money (which is usually taken from the rent cut) for misc services and repairs which is going to be common on a older house that is not being totally remodeled, such as fixing leaks, changing filters (tenants are usually lazy in DIY areas), and other minor nuisance repairs that can happen at any given time.

I am aware of putting them out on Friday evening then taking them down Sunday, but that won't work for me this round.My plan is to put them out on Saturday afternoon and leave them up for two or three weeks (if they last that long) then put more up.Is there any reason I shouldn't want to put them up on Saturday afternoon?
