I call this my "self-funding" model.I have talked to a few larger banks (who love my income, debt ratio, cash flow and FICO score) BUT will only do a HELOC on a primary residence or a 2nd home. 

Are there air gaps in doors/windows?

Interior rehab im fine with such as needs kitchen, bathroom, carpet, doors, windows, base, case, crown,etc as i would do all of that work myself.My goal is cash flow.

I am planning on focusing on remodeling all of the units, then there are some larger items I plan on hitting(painting exterior, redoing cat walks). 

I will need to have property own by 401k in order for me to buy larger numbers of units.

Driving for dollars, calling ads on CL, knocking on doors, are some of the things we've done that have proven pretty effective. 

When I have a much larger portfolio at some point it will be done.

If a tenant asks for access to personal property, open the door and grant a full day to remove items (assuming not a threat to property damage).
