Hi Michael,You are getting the numbers turned around.If landlord does not pay utilities such as water etc. then you use 50% costs but if utility is paid go 60% costs.NOI is before debt service and NOT after.

Last thing you want is sick tenants saying see where there was mold but the landlord just through some paint on it so we wouldn't see and we got sick from it.

You did not lie on the application for the loan and you can't be held to change it because you need to move.The tenant should pay you and you pay the lender as you have.Change the insurance to a landlord policy and you pay the premiums from rents.

I make it a point of showing them how they work, and they're blown away--mostly because the average landlord doesn't install them.I think that little add-in helped show the prospective tenants that I'm not a slumlord and that they're really getting a good value and a solid home, and that I care about my tenants.
