There are a number of areas around the medical centre that you could look at (not condo-land as the HOA's are incredibly high).

A couple of the developers have been Assisted Living Facilities.He is wanting to see if there is some way to lease his parents land to one of these developers, so his parents can either retire to one of the Facilities, or provide them with a monthly income so they can live in another one.

I've called a couple current and former landlords in the neighborhood to get an idea of what their properties rent/rented for, but one didn't remember and the other didn't answer.I assume 10% for PM and included that in my expenses to get to my FCF.I didn't use Zestimate - I used actual sold comps as close as I could get to the area with similar sq ft (<1000)

I'm sure other landlord are having to do same.. it keeps tenants aware they have to license and keep cars operable, nothing makes a property look worse than a dead beat car.2.

My question is do I have to honor the previous landlords lease?

I'd be curious to hear from other landlords what their comfort level would be with a single parent and 3 kids with another on the way.  

People are buying houses left and right and tearing them down for the land underneath.I wish you luck if you can find something, if you really are interested in condos, you might look in Uptown/knox Henderson/m Streets..  

We were told the scammer was the "landlord" who took cash from the renter and moved them in.

I transferred the deed to a Land Trust, the beneficiary was the mm LLC and the Trustee was  my CPA.
