I don't have any experience in real estate except for head knowledge from books.

You are absolutely on the right place to get more knowledge about how to invest.

But I would definitely take advantage of mentor and his knowledge if possible

I defer to your knowledge base, but I would still think you would need to show a little more intent to convert it to a rental before trading it for a rental than simply holding it to increase in value.

John Fossetti might want to chime in here to offer some knowledge on this subject.

And hopefully in return I can offer my expertise from the building industry and possibly feet on the street or anything else that may come up that I am knowledgeable on.

I am so impressed with Bigger Pockets and the wealth of knowledge and camaraderie here.

I'm not necessarily looking for an equation for success, but merely asking for thoughts on what different vehicles are out there so that I could then go and ask informed questions of the right professionals.Right now, the extent of my knowledge is my banking account, a Roth IRA, a few securities, and my Thrift Savings Plan.
