I've so often heard for decades that a mature ornamental and/or fruit tree - especially for instance, the Canary Island Date Palm in this area (Socal)  - easily adds 25k-50k to residential, commercial, or even undeveloped land.

@Kelly Hall  in these instances rates are low  as there is not a lot of buyers for the adjacent property if there were you would just sell it for cash and call it a day.. give them a good rate so they buy it.. is what I would doI just recently bought a property in Sacramento CA  and it had an extra lot..

Also you can split a bill for instance, if you pay for a new dishwasher in your unit through American Express but you had personal expenses on that same bill you can split, part improvements and part draw.
