@Christopher Verissimo Welcome.Best I've seen is a low down payment with no PMI ( I think they're discontinuing the Mass Housing Low down No PMI soon, if not already) FHA PMI is tough 1.75% Up Front and 1.35 monthly;-( but it's also important to move into a 3-4 family, Improve a unit and move into another, etc You know "sweat equity" thang.Is your wife/girlfriend going to be on the note and deed?

.---  Some of my questions are related to:-Difference in rules between 1 property per year, and 3 per year seller financed, as an individual, or as an LLC, and what happens with multi-member LLCs and who's "count" those properties applies to-Whether Dodd Frank applies to raw land, improved land, properties the buyer is not planning to owner occupy, etc. and if any of those are exempt, what paperwork I should have the buyer sign at closing to state this.

After both of these improvements are implemented the property should perform like: Market Rents: $1750, $1750 = $3500NOI: $3500 - $1279.15 = $2220.85 -> $26,650 per yearExpense:Income -> 35.5% Cashflow: 3500 – (1279.15+1778.47) = $442.38 -> $221.19 per door.That’s my plus side analysis.

As long as she lived in it two of the last 5 years it will qualify for the Section 121 Exclusion (Home Sale Exclusion)  That exemptions 250k of GAIN (amount over purchase price plus improvements) or 500k if you are Married filing jointly and both lived there.
