Hi BP Community,I wanted to share a success story of implementing a tip I learned from BiggerPockets.PRO TIP: Tell all your friends, family, and even strangers what you are working on.I've read or heard a form of this advice in Anson Young's book on Finding and Funding Deals, in Brandon Turner's Book on Rental Property Investing, a quick tip on the Podcast, and from numerous podcast guests and I'm here to tell all my fellow noobs that IT WORKS!!

I've been using onerent.co and I've been extremely disappointed by the customer service: they send you automated emails asking questions (e.g., tenant renewal), you answer and never hear a response back.

Now that I have good passive income, I have been able to implement systems that eliminate the need for cold-calling.

This is a great outline for me to start applying what I can immediately and understand where my focus needs to be applied to regarding the skills that I need to grow moving forward.Your suggestion regarding asking for a retainer, what would you expect is reasonable and when would you recommend that be implemented?

You can get good profit and loss statements by property...etc.The real key though is getting it setup properly to automate as much as possible. 

Without considering both, it's easy to do something that might save you $1000 bucks on your taxes but cost you $3K a year in extra time to implement.We've had an accountant for two decades, but we only recently engaged a bookkeeping service to help us build and implement the daily financial management systems that lead to better, more strategic financial decisions.Man, do I wish we had done this from the start!

I need recommendations for a good print and mail service.Some key features I'm looking for:options to keep each piece under $0.40/piece including postage.upload my own list of names and addressessaves my templates for later use/updatingscheduled mailingsHere is what I want to do:set up my template/postcard in the systempostcards give information about specific micro neighborhoods (example: a single condo complex)I do this for multiple micro neighborhoods each with their unique neighborhood stats.upload my list of addresses and hit send/purchaseNext month I update the information (12 month growth, properties sold, etc) and hit send/purchase again.I want this system set up as automated as possible.

Market value (and not automated estimates via Zillow or elsewhere) is what matters.

I did a quick search and found mlsdealfinder.com, www.fastcma.co,cloudcma.com, cmabroker.com,flashcma.comAnswering this question from an experienced users point of view, what  is there not to like about these automated CMA  tools in this list?

I thought this was an awesome idea, as automated alerts can provide a deal to look at while I'm waiting in line at the store or, ahem, dropping the kids off at the pool, as opposed to mindlessly scrolling through Facebook or Pintrest looking at that neat shelf I'll never build or my friends' latest rants about their opinions.
