Zillow's built in application and screening features are super helpful and allow the tenant to pay a one time fee that they can use for 30 days on any property on the site, which I believe tends to inspire them to utilize the feature rather than paying the fee for multiple properties like they would be doing elsewhere.

You might want some redistribution of wealth but until there is a one-world government with identical tax policies worldwide, that is just not going to happen.

Funny, I have almost an identical situation, dec 2018 purchase, new roof, and looking at cash out refi.

Just keep in mind they are way more expensive than a normal house per square foot because they have all the features of a house with a much smaller footprint.

I have a property in central Dallas that is identical in size and zoning to other properties in the area that are being converted to muitifamily 5-plexes.  

That is a nice feature!

Spot on @Andy Mirza, I run 5 single member LLCs and having the desktop version with the Classes feature makes it much better for P&L analysis as well as it is more cost effective than the online version.

I'd leave the fireplace as a feature. 

Identical house next door rents for $850, so higher potential.
