Sell lot I own outright in Dallas, or partner to build 5-plex?

I have a property in central Dallas that is identical in size and zoning to other properties in the area that are being converted to muitifamily 5-plexes.  One unit in one of the 5-plexes sold for $340K this year. My property undeveloped has a market value of around $385K.  I'm currently weighing the pros and cons of selling at the current market value or partnerting with a turn-key developer to potentially get more out of the property.  My question, any idea of a ballpark of what I could potentially profit by partnering with a developer, and what are the pros and cons of this kind of arrangement?  I'm not currently in a situation where I to sell the property out of necessity, so want to make the best and most informed decision.  Thanks!
