I don't completely agree that short term rentals are having a drastic impact on rental rates- I feel the general housing shortage has a heavier impact on that.

The longer they stay high, the more investors who thought it was a good idea to buy 3% cap buildings on cheap debt a few years ago are going to get bled out.

Our Situation:Two couples, new to real estate investing, each with one working spouse with a high income (W2 and 1099) and one non-working spouse plan to go 50/50 on a new construction STR which will not close until Spring of '25. 

If you can't keep control of your personal finances, you are highly unlikely to succeed in real estate investing.

I bought an older property with a new, permitted roof which exceeded the requirements at the time-and the storms haven't impacted me.

Prices for multifamily is quite high in bc but not much that can be done about that. 

So the impact on your credit would be the same.
