Make sure you understand that hard money can come with all kinds of awesome "hidden" fees, so I'd make sure you have a bit extra there just in case.

You can have a final walk on your own after tenant removes all their personal property as sometimes damage is hidden under tables or behind furniture.

Who knows, there still may be, but they are hidden.

@William Kingdollar Jr  If you're about hidden problems(lead paint, sits in a flood zone, etc) get an inspection done on the property.

As already said you have left out a lot of the hidden costs.

I have left the installation and manual instructions of the dishwasher, micro, and oven inside each item so when they open it up, they can see it has never been used, but no outside stickers, labels, etc.

After talking it over with my husband, we decided that this piece of property isn't worth what we could do to it and there's some hidden headaches.
