Why are they selling?

Hello all. This may be a silly question but I'll ask anyway. I'm still in the early stages of planning my business but so far have decided that I am going to own multi-family properties and rent them. My dilema is this- every time I find a duplex that interest me (good price, already has tenants, etc.), I can't help to wonder why it is being sold which generally scares me away. Are they selling because there is a pending catastrophic, structural deficiency? Are they selling because they know something about the market that I don't? Does anyone else ever experience this? If so, how do you overcome it?

In looking over a prospective purchase  there is always the question

of what you are adding to the equation. Are you a better Manager than the

owner? Are you able to bring an  "under-capitalized" project up to par with

your resources? Is there a difference in background and/or experience that

 will allow you to operate to better advantage?

   One factor of being successful in investing is sorting out you strengths and

  limitations.   Most Deals" shape-up" or " shake-out" after applying this

 type of consideration.   The Best Deals are always going to be where you

can clearly bring more vitality to  a listing with favorable Price and Terms.
