A good GC should have a preferred network of sub contractors(Painters, flooring guys, plumbers, electricians, etc), so this would eliminate the search for specialty subcontractors.Finding a good lender and building a good relationship is very important as well.

Capex is "below the line" and not used to calculate net operating income (NOI).So, patching a floor is a maintenance expense and above the line (included in the valuation).

The only other pertinent info i have from them is that the capital improvements are as follows:Six 3-bd units have gotten kitchen and bathroom updatesAll units have been repainted and floors refinishedNew boiler in 2005600 amp electric"Some" copper risers replaced in 2015New HW 97-gallon tank in 2014So what do you think?
