So you need to show them that you are ready to hit the ground running and close.Particularly in a market like this one where, in major MSAs, people are going hard with their deposits on day one and closing in 30 days with no financing contingencies.

@Steve Vaughan  its why many morph into new construction and get out of major rehab jobs... we know we can build a house from ground up in 5 to 7 months usually sell at dry wall close with COC and be in and out in 9 to 10 months.. with budgets we can pretty much stick to..

About the only ground you can't push them into is frozen ground.If you do use poles, be sure to avoid anything like street lights, signals, traffic signs, etc.
