When would be the best time to try and get a property?

hello, thanks all for taking the time to read this. my wife and i just started investing in real estate we are about to rent our first rental property and are in contract for our second house. the house we are about to rent its only under my name i told my wife to open an llc under her name i recently came accross this video from bp talking about i could have issues with doing such thing. pls any advised would be appreciated thanks.

This is a duplex and this will be the first time I am renting both sides since I was house hacking.

Iv'e used a hand full of RE/ non-specific CRM's but was never completely satisfied. 

The agents I know that close a lot, often times become a dual agent in the transaction or already have an agent with a buyer lined up.

I’d love to cut the cost of our rent and maybe have a profit on top.My questions are: How does the market look for House Hacks at this time?

But  They are also taking the full cleaning fee as well separately …is this normal practice?
