Based on the zoning I can do nearly anything I want.I am looking for a low neighborhood impact business that has a high cash flow with low entry.My thought is in buying shipping containers and packing them in tight on the lot and creating a commercial storage business.By my estimates the property could generate up to $96k a year with less than 1 year's income to reach full build out.Any one have experience with this model?

The title would be in the end buyers name so we don't have to pay transfer tax and the end buyer would have full control in case something went wrong.

If the do not pay in full by the 6th, the late fee stays.This is a $2,000 rental and they're already failing on the first month?

@Vivian O. the simplest way to think of it is that a Warranty Deed gives full ownership and maximum rights to the owner with no restrictions other than those imposed by the government on all properties and by your lien holder if you have a mortgage.A Trustee Deed gives ownership with restrictions. 

If a tenant finds out that you put the pump on their meter and they report you to the city or board of health you will end up paying their full utility bill.  

When a good deal finally came to market I made a full price offer sight unseen within minutes of it being listed.
