The question I'd be asking is: 'is the ease and proximity to home worth the trade off from what's been working elsewhere?'

I am a patent attorney by trade but recently got laid-off and have no interest in working for someone else.  

We have found a property that needs tons of work, BUT it is things we can do (family are all in trades) and need a crazy small amount on a house in a decent suburb with good ARV.

For my time I am only looking at 6,000 commission.These days I only look at properties that are larger units 50% occupied that trade at say 25,000 a door or more.

But I have a lot to learn before I just jump.I have plans to get my real estate license in the near future just to get me more familiar with the trade and learn as much as I can.I look forward to learning from you all and let me know if I can be of any assistance!

Also, offer to trade rent for paint etc.

In my experience it is very hard to find a reliable "jack of all trades" handyman to have on retainer.

Is there a similar product type in your area existing and is it trading cheaper than what you could buy the land and build it for??
