As COVID has impacted office and retail leases there is a new tenant now to help replace these lost revenues.

I've very fimrly believed in the thesis that we have yet to be hit by the true force of the wave (the so called Silver Tsunami) incoming from the north.

They knew this and forced us to pay for their electric, cable, heat and everything.

In reference to BRRRR, theoretically, all you’re allowing yourself is some forced appreciation in the property by rolling the dice that there aren’t additional issues with the property.

If you have forced hot air, that’s enough to run the furnace controls and blower.

I was focused on cash flow and this property was in an area where at the price of the property left room to rehab and cash flow a good amount while forcing appreciation. 

That accelerated paydown is like a forced savings account. 

This is supposed to be a family courtesy, but I am worried I will be negatively impacted.

Some banks will say no, and you will likely have to combine personal loans. again it's a brute force tactic that differs from brrrr.

@Rich Ramjatan thank you for responding.After 19 years I'm back on the field because our good work ethic boomers are retiring and haven't found a new wave.On a "try out" of partnership with my 10 plus year sub hanger, since the work force ain't around.Don't make me wrong I love doing it but I know I need to concentrate more on current and future customer to keep the name customer relationship healthy !!
