In my observation the biggest fear of new landlords is vacancy, but it is also the most irrational fear.

The man really does think a step ahead when a majority of others are in the fear, uncertainty, and doubtful mindset.

The vacancy fear part of my brain wouldn't want to overly burden a new tenant at a time like this. 

Weather is amazing, but many fear LA is going the way of San Francisco - either millionaires or homeless.

Fear of the 1031 going away if we get a democrat president has man people selling now and taking advantage of the tax break. 

This can be due to previous bad experience, fear of low appraisal, or the condition of the property. 

After Covid, I had 2 just quit for fear of catching the virus.

@Joe HardenThere are so many variables that go into this decision that the internet will not provide much in the way of specifically actionable advice, I fear - just some opinions that are worth exactly what you paid for them. 

They could stay 4 more months without fear of eviction.
