I have a clause that states I charge a $25 trip charge to come out and $40/hr in 15 minute increments to handle or help the tenant handle any situation they are responsible for addressing, such as mowing the lawn or shoveling snow, or situations they created, such as lost keys or overflowing toilets.

My favorite home is actually across the street from a bunch of Section 8 housing units and you regularly see the tenants walking around and just hanging out on the steps and on the patio.

I looked in Upstate driving distance from the metro area specifically at SUNY towns but in one of my trips got hit w a blizzard and decided if I could drive 2 hours north I can easily fly 2 hours South and look at markets in warmer climate and invest in a State that's more landlord Friendly so I headed to a good old Southern Red State and with the recently changes in Tenants laws in NY Im so glad I did and not having to deal with the Snow was an added bonus!!!

Yes I spent a few hours and I have to make a few trips to the city dump(Doesn't cost anything and its a 2 minute drive) but the tenant is difficult and I wouldn't be surprised if he made a big deal about it and wanted to take me to court over it.
