Aloha,If you are calculating a split between tenants, or as I have on some properties, between tenant and Owner, where the owner actually WANTS to provide a base electrical usage in the base rent, billing tenants for only excess usage, you need to take note of what additional items the tenant adds later.

@Melissa Block I may have missed it in your analysis, but many people who haven’t had a lot of experience fail to account for holding costs, staging, and other expenses that can easily add $10-$20,000 to your overall expense structure

I assume you knew that the one or two dogs she told you about was/were pit bulls, so the issue must be with the 8 dogs (no matter the breed), which I agree can be excessive if you don't have the right living arrangements for them.
