I would try to find one l ou cally at first then select someone popular nationally. 

Visit Forsythco.com, scroll down to “online filings” then select the “File Anytime” link.

Just make sure you are able to maintain following up with these people and have some sort of tracking system in place (even if that is just an excel doc for the moment).

Buying out of state forces you to learn all of the skills that you will need to scale, no matter where you are based e.g. delegation, hiring and managing a team, etc.In terms of selecting a market the most critical element is whether or not it cashflow.

@Jim Truman as @Aaron K. mentioned, look at the Schedule E and it’s pretty easy to setup an Excel sheet that matches the Schedule E.

If they're past their 45 days but have more properties on their list they can select one of those.
