Looks like the key is to count from the date the rental became available, expenses prior to that date I listed as depreciable improvements.

This would prevent them from vacating the property prior to the end of the prepaid rent term and the tenant requesting a refund of rent they would claim would be "unused".

@Katya Holrigien I am still learning how things are done here in the state, but when I, as an owner of a personal property in Canada, was selling prior to moving here to the US, my new husband had to sign some sort of Dower release.
