Looks like the key is to count from the date the rental became available, expenses prior to that date I listed as depreciable improvements. 

This would prevent them from vacating the property prior to the end of the prepaid rent term and the tenant requesting a refund of rent they would claim would be "unused".

@Katya Holrigien I am still learning how things are done here in the state, but when I, as an owner of a personal property in Canada, was selling prior to moving here to the US, my new husband had to sign some sort of Dower release.  

I want to be able to fully disclose the property to the investor so that they can make the decision on whether or not to invest in the deal prior to me making an offer on the property.
