This reply made my day.Off the top of my head, I am assuming the two concerns/issues one would have would be the set-back requirements (Not a big deal) and parking space requirements (Could be a big deal depending on the lot size.

An option must be for a stated period of time, try 99 years, lol.The issue isn't at the state level, it's federal and with the IRS, as well as CFPB then financing if you apply payments to any purchase price.

If I go OOS, I make the same money with my 50k but have the risk of flying there and staying on a hotel to fix an issue, fly+hotel will probably cost me 600, which will wipe out one month's rent, if you are handy and the MF is in LA, if a water heater breaks, you can go HD and buy parts, replace it yourself -- if it's in AZ, you pay someone to do it, maybe 200-300 more at least, that's half the rent.

Thanks @Stephanie Potter my main issue was having to go through 2x refinances due to seasoning requirements and the LTV @ 70% means I have to keep more capital tied up than I would like in the property.

They will happily throw you under the bus to make them look good, by turning you down.I have a client right now and Newport Beach, California, with $45,000,000 cash liquid in Wells Fargo bank and can't qualify for a $200 secured card with capital one because a series of incorrectly reported mortgage issues (that I will get deleted).
