Yes, you will get receipts that the work was done, etc, but it is hard to find quality contractors to do "minor fix ups" because their time is better spent making more money elsewhere.

You also develop a relationship as a closer and then property owners, retail management companies, other brokerages, developers are drawn to you because your buyer pool for quality is high.

You should be shooting for a decent cash-on-cash AFTER highering a professional (top quality) property manager.
