I'm sure they've encountered this question in the past with owners in the same situation.

I've encountered conflicting advice regarding strategies like painting, landscaping, and kitchen upgrades.

On page 34 in the section about scams the "Lease or Buy-Back" and "Equity Stripping" descriptions are a little concerning.

TL:DR Investors are lots of work, typically very demanding, often do not know what they really want and are not often loyal back to their real estate agent.Yep — I'd say that most of the agents I encounter are not happy working with investors unless they have a knowledgable investor who has defined their crystal clear criteria and is actively shopping, then it is a dream.

No matter where I post I watermark my pictures so a scammer won't take the pictures and create another ad and scam someone.

If you want to add some exitement to the quest, contact the prosecuter in the county the property is in and file a complaint regarding a scam. 

It was a complete scam.

Be careful not to get scammed when looking for a mentor.
