If I do that, am I risking encountering a world of problems behind the walls?

This is the first time I have encountered this, how should we structure the partnerships to ensure no future problems? 

I can't speak to legality but, ironically, I have myself rented places in CA, LA, and FL...and the only time I've encountered automatic "cleaning fees" was in FL.After Hurricane Katrina, I evacuated to Miami for three months and got a short-term rental on a month-to-month basis. 

. $50,000 pretty much covered my risk, and i am confident going in as this is my 1st deal.Going through escrow and get to the closing table on this deal was the hardest experience i ever encountered. i had to wear 3 hat: Listing Agent, Seller, and lender.

@Ross BenedictWhen I'm changing title companies, I just email them and ask for their standard closing document package for both buyer and seller side.

Also, it does not let me have personalized content in the body of the letters.Has anyone encountered this issue, and if so, have you found a direct mail company that allows you to upload all thousands of your letters with personalized content and print and mail for you?

Does your leasing agent have access to the Costar tenant package program??

So the other agents who have posted are absolutely right, but there are flipper-specific packages from quite a few companies.  

There's a FedEx pickup, too, where you go online and a delivery person comes to get the package of documents.
