With higher end properties in say a mid west market were Curt is remember you can buy BRAND new construction for 140 to 160k a door this is what buyers will compare to your 20 YO house thats been a rental.. to get retail value you would need a major renovation.I have been doing some renovation deals in the mid west last 3 years and you have to totally dial them in to get anywhere close to an appraised ARV or what you think is retail.. and I mean totally ... buyers in these markets have an over abundance of choices.. you may find that TINY pocket that is hot but other than that I think my statement is pretty accurate based on my personal experience in the mid west marekt place since 2002.

That said, if it were me and I would not miss the extra 5% down, I would be locking the 4.125%, 80% LTV deal, saving on fees and avoiding PMI.Can you please explain the " payoff before the 7 year mark" statement?

They expected me to cut them a check for their security deposit when I came to pick up keys, NO WAY, I kept it ALL, I even waited till the last day to send them their notice/statement regarding their outstanding balance for damages, lol!

Therefore, there is nothing in the P & S agreement - about my receiving security deposit and prorated rent - only the statement that up to $8000 towards closing will be paid by my seller.Now my realtor says that the security and prorated rent were included in the loan.... and in reviewing the paperwork, it looks like I the seller contributed almost $8000 in closing costs.

I would like to add if you OF a property to an entity such as an LLC or S Corp and they sign a statement the transaction is for business purposes only (you can do the same thing lending money) that the transaction is exempt from DF.
