My building does and it eats into the cash flow.

As you can see, I'm still very green (despite the pro tag on my profile) and I'm looking for some help finding the right property.

No theater, no going out to eat, no steaks on the grill, no booze, no new clothes unless really necessary for work, no Starbucks......you get the idea, deprive yourself until you accomplish a money making goal!

The green color of the outside is not very pleasant and might be a turn off to a lot of renters.

Second, I feel like the property would be crossed off of a lot of potential tenants lists having no shower, and in its current configuration, if I just threw a shower in there without replacing the window/tub/surround it would only be a matter of time (probably not much time) before water started getting out and eating the house which I hope to own for a long time.

Who do you think gets the first call with off market deals and new listings......the buyer who makes the agent eat some of the fees, or the buyer who doesn't?  

The proceeds from the 1st deal have put me in the green for this business endeavor!
