The numbers still work great as a long term rental but ever since I ran the numbers comparing the two I realized it's not as profitable as it looks on paper.For context, im in a small tertiary market (Dayton, OH) and most of my apartments are 1 bed / 1 bath with some 2 beds.I think the biggest downside to MTR is the lack of refinancing.

Add in $250 for each undersink counter cut and polish plus $50 per cut.Hard to beat the price and durability, but the downside for me is having to bring in the specialist to do it (my maintenance guys can do laminate tops, but need stone guy to do the granite cuts well).

Borrowers who use hard money typically pay 1-2% of the loan amount when they take out the loan and also 1-2% when they pay it off, so a DSCR loan looks like a gift when compared to terms like this.Another downside to the DSCR loan is that it does come with prepayment penalties.

Down side is we couldn't really get into a house we want with just that, and keeping a low mortgage payment.
