Any home can have damages, a teenager who drops his barbells on marble floors in a basement game room....ouch, they leave the damage deposit and walk off.

It was in fairly good condition as it had been rehabbed a few years ago so aside from the damage by the tenant it looked pretty good.

I agree with damage vs. wear and tear.  

However, putting aside these obvious elements, do you apply the same criteria for identifying the market for SFH vs MFH? 

The fire only did a few hundred dollars damage.
