@Jakerria Seals yeah, any contract would be ok but I have seen MORE transactions using the TREC with the home owner, then the buyer of that home signs a "custom" assignment form/contract with the wholesaler.

Unless you have a direct comp in your area that has sold and shows market value, I don't think it is a good assumption to give any more value than construction cost to the property.

That's why the Seller is selling, you're essentially being paid (or hopefully being given a deal) that's priced into the sale price with the assumption that the tenant will cause you problems.

I would probably say, start at home....get your feet wet here....once you get a handful of properties here where there is all kind of opportunity, then if you want to put your toe in the water in a market where you speak the language and very familiar with customs, laws, rental market, and real estate market, then try it out.
