I would not necessarily give credit for the rent already paid on the furniture because it took time and effort to procure the furnishings and it was a convenience for your tenant.

Also, that criteria will miss some people that actually do have equity - the most common case being people having unused home equity credit lines (HELOC), as the computer model has no idea what the current balance is, and many are zero, but the computer models assume the worst case that the credit line is maxed.Hope that helps.

@Daniel Byrd, one less thing to worry about, find out everything about the tenant, all documentation should be available to you including the proformas, including tenants credit report and payment history, if they cant provide the docs, move on.
