As more online options will inevitably form during this time, at lower & subsidized tuition, students will have additional options which could consist of learning remotely at a lower cost and not having to pay higher rents or cost of living in college towns.

My advice is that once you narrowed down to a city or 2, start talking to property managers to seeing where they see tenants staying the longest, what zip codes do they see rent growth and consistent payment. 

I have been consistently dissatisfied with most (not all) Senior Housing.

Instead, I would eat all the losses.If you can show a friend or family member consistent prudence, a track record of success, and an incentive for lending, they will give you absurdly good deals, in my experience, and that said, I would be extremely cautious doing a buy-and-hold with a family member or friend because of the potential for strained relations.

I never realized how much I appreciated consistent sunshine and access to a coastline until I went to school elsewhere haha.I haven't spent significant time as far south as you're potentially looking, but I have a lot of friends who enjoyed growing up down there as well.

All you have to do to be successful is live like a broke college student the next 10-15 years, consistently increase your income over that time which will increase your savings rate and invest.
