@Robert Johnson I'm not a tax or financial expert, but from my recent experience dealing with lenders, they require documentation of some sort, often in the form of current lease agreements, to prove that income is consistent.

The total profit in a DST consists of Yield (typically 5-10% annual), appreciation (typically a few % annually), and principal paydown (often 3-4% annually after any interest-only period).

I make this clear in my initial listing and on my application info so the applicants don't apply for a house they won't qualify for.Like the others have mentioned, having a consistent process/checklist for every applicant so that you treat them all the same is critical.

As i am going over the material it seems to me after the training they will present their coaching programs or some sort of program to help jump start your RE investment path with them. the program seemed like it was packed with a lot of info so I thought itll be worth a shot to hear but any tips, pointers or things i should expect when attending these seminars?
