(statement of information) then either it matches the pre-lim or any other liens that where rcorded under the owners will now show up and need to be addressed (tax, collections, bail bonds) and any other out there, as to the Lot report it can be requested if there are encrochement issues to be cleard and title will send someone to confirm, if not needed they also get a copy of appraisal and will go by that report (they do charge for lot report).
