If you're confident in your property -at a certain point you just have to let miserable people be miserable. 

In general, a performing asset with solid leases and stable tenants brings a lot of confidence to the deal.  

My team is pretty confident about the numbers.

Tech guys can get away with looking a little disheveled, but REIs want people to be confident in their maturity. 

Just be confident you can fulfil your obligations.

I'm personally buying my first property outside of Bozeman, where I will have strong cash flow (but perhaps not much appreciation).However, if you are confident in future appreciation, and aren't in immediate need of the cash flow, that is a return that should be factored into the investment, in addition to the equity you are building.
