I think you should buy the property next door to his house and use it as an Air BNB until you decide to move there.And in your counter claim to his law suit ask for a per cent of the take he will get when he does the "I was a con man, and now I am reformed and will tell you how to avoid being taken by a smooth talking con"  series of videos and conferences...since you are helping him come clean.

I would say that if your business partner is part of your LLC and have authorities to conduct business on behalf of the LLC, you should be fine with having them sign (I'm not a lawyer).

, don't even look back and move forward with RE, I recommend using that money you were going to use for college and apply it in more RE books, RE Conferences (of your interest and niche you like on RE), Licenses if you need to or want too, and go under the wing of an experienced investor or brokerage firm.
