They want someone helping them with experience and knowledge to help find a great property and properly analyze the investment.Just like a homeowner there is a big emotional component to the buying and selling process.

Hi everyone,Complete newbie here who just discovered the world of BiggerPockets and real estate investing. 

These deals are getting slimmer though, and the deals that worked this year all had a value add component.

We did include in our lease renter is responsible to cover pet damages and to have carpet cleaned prior to moving out.This is my concern, renter is moving out Feb 1st, damage to patio door was discovered when showing place.

I recently discovered bigger pockets by looking for an audio book to educate myself further on the rental property market, so I can begin expanding in an educated manner.

I discovered the Bigger Pockets podcast a few months ago, and have been burning through the episodes.

Running into the newest 'hot' real estate market that already has been 'discovered' and the prices have been driven up to a point that its not longer a deal. 

We require tenants to pay for damage as it occurs or as we discover it.

I live in San Diego county and currently work for a wholesaler of electrical components. 

The other component to this is not that you’re chasing $400/month...you’re chasing that times however many properties you can get your hands on.
