I have a couple recommendations for CPA's that are familiar with that process. 

However, using a self-directed individual retirement account (SDIRA) or an e-QRP (enhanced qualified retirement plan) for real estate investments comes with certain complexities and considerations.

While similar in many respects to the Checkbook IRA LLC in that it provides full control and flexibility to invest without 3rd party intermediary processing, a 401(k) based plan will have some advantages such as a narrow exemption to UDFI taxation on debt-financed real estate and higher contribution limits.There are several providers of such plans including our firm that are active here on Bigger Pockets. 

I'm in process of purchasing properties in FL & would like to be aware of this property management. 

Now I'm fairly new to wholesaling so I'm not exactly sure how to go about this process involving homes with mortgages but it doesn't seem like it would be a good deal.

After flipping a few homes, we have found that buyers can be pretty aggressive in their requests for "repairs" during the due diligence process.  

My question is what is the process once you do receive a call from a motivated seller?
