But when he said he is gonna vacate the home he had defaults on rent. we have 2 months rent as security deposit , we told them we could deduct that amount on rent only if the house is returned in good condition... when we inspected, the house was in very pathetic state...they didn't inform us about the dog and it wasn't on the lease either but we found that they had a dog and 2 cats...The dog caused much damage to 2 of the doors.

The village the house is located in requires an occupancy inspection prior to sale, when the inspector viewed the property, they issued a non-occupancy permit for me to sell the property, but they also want me or the next buyer to pay for 3 permits and fines for work not done without a permit totaling 1k.Several investors talked with the village inspector and they reportedly will work with the next owner to resolve the permit issues without forcing them to tear out the existing work.

We recommend the following service twice a year: re- seed, fertilize, poison the pine islands, trim shrubs, inspect exterior of home and report any items that need attention.
