Hello Everyone, I am new to BP and have been thinking about buying my first rental property for a while.

Sell that bad boy and either put the cash in the new house or buy some other investment properties that make sense. 

I currently have a full-time career as a senior engineer in the aerospace industry, but I’ve always been interested in real estate, and I view REI as a way to supplement my future retirement.I’m interested in initially doing fix and flips to build up capital for buy and hold investments in multi-family properties, and I have about $200K in home equity that I can leverage to get started.

However, in residential I buy everything direct to seller. 

That’s exactly my dilemma guys, if sell what else could I buy with say 400k and where.

The first week of the month is the busiest week because of the rent collections and there is a lot of communication from tenants that are going to be late.The busiest is a day like tomorrow, the 1st fell on the weekend, so, it will be extra busy

I know I can only buy up to 4-units and I have house hacked before so I am not afraid of that investment strategy.

I’m looking to buy owner/operators’ property management businesses across the country.

We are interested in buying our first rental OR flip.

To me paying 1% extra on a loan for 3 years and saving some money on down payment not worth the risk.
