I have been shopping for materials and between full kitchen, full bath, interior paint and floor refinishing it will be just shy of 7k before labor(90% of that labor will be my own work, aside from electrical and plumbing which will be licensed and insured professionals).

Because the master HOA policy only covers my unit as it was originally built, so if I have a fire, but no H06, the master policy restores my unit with the same quality materials it was originally built with.

Advertisement vs reality

Hello,I got my offer accepted on a residential property, placed the required deposit and I ordered my inspections.The house was advertised on MLS as being equipped with A/C but during the inspection it was revealed the it actually didn’t.The selling agent at first assumed full responsibility for the error and started getting quotes for A/C install to actually turn around and state that he called CAR and had been told that because it’s a material fact and it was disclosed to the buyer during escrow, the seller is not obligated to credit nor install an AC.Can someone here validate what the agent is stating?

@Tim Herman currently my numbers are as follows $75,000 for homes, labor and hvac. my previous investor was going to handle all building supplies. so this part i am completely lost on, i know bad move on my part. i am currenty working on what building material will set me back.
