You could have an attorney draw up a promissory note that your father signs (keeps things from getting difficult if other family members are involved), and then put the money into the renovations with a commitment that you receive a portion of the upside for helping....everyone wins!

Hi Serena, I highly recommend taking the course in person as you'll complete it faster, and, as others have mentioned, you will retain more as you will receive real life examples and in many cases will get guidance as to what to expect on the school and state exams.

If this is going through a title company or lawyer, usually at the signing the taxes are taken from the sellers amount and the taxes are paid, so h will not receive that money and your father-in-law should not owe anything on it.
