@Mike Rice I manage single family homes in Arizona with Pools and they do very well if managed properly.Professional Pool Service weekly is mandatory.Regular InspectionsNow in the Phoenix area, we don't deal with frost or extremely cold conditions so obviously much of the country will have different experiences with weather.

Start knocking on doors and cold calling, send out mailers.

Marketing, direct mail, cold calling...The other option is to network with as many commercial brokers as you can and get them to believe you are not a tire kicker so the share off-market deals with you.

ANDY - I was a MN resident for 22 years (grew up there and escaped) :-)MSP is a new hotspot for rental investments because it used to be flyover country for investors (too cold, markets not volatile and thus not good for flipping etc).  

I use the vinyl plank in the bedrooms too, the tenants can put down a rug if their feet are cold.
